Services

Six Programs Built for the Pacific Northwest.

Every Orchard Roofs service includes detailed written proposals that clearly outline scope of work, materials, timelines, warranties, and pricing. We pair those with fully licensed, insured crews trained to meet applicable safety and construction standards and service-specific installation methods engineered for Lebanon, IN and surrounding areas.

Unlike national contractors that rely on generic templates, our recommendations are based on local building codes, regional weather patterns, ventilation requirements, and materials proven to perform in the local climate — ensuring every roof replacement, repair, gutter installation, and skylight project delivers long-lasting protection, energy efficiency, and reliable performance for your home or business.

Service 01

Residential
Re-Roofing

A residential re-roof starts with the deck — not the shingles. Sustained moisture means any deck damage, delamination, or moisture intrusion from previous leaks must be assessed and corrected before new roofing goes down. We inspect every square foot of decking during tear-off and document any replacement with photographs.

All Orchard Roofs residential projects use full tear-off, synthetic underlayment as standard, ice and water shield at eaves and valleys, and biological-growth mitigation integrated into the installation — not a post-installation add-on. Written proposal includes product data sheets for every component before you sign anything.

Full Tear-Off, Always
No layovers. Deck inspection requires full removal. Regional moisture exposure means hidden damage is common under existing roofing.
Moss Inhibitor at Install
Zinc-based moss inhibitor integrated during installation, not applied as an afterthought. Effective from day one.
Manufacturer Warranty Registration
We register your manufacturer warranty at completion. You receive the certificate — no chasing the paperwork yourself.

Service 02

Commercial Flat
& Low-Slope

Commercial flat roof environments in our service area are defined by sustained wet periods rather than thermal cycling. The performance characteristics that matter most are seam durability under wetting and drying cycles, drainage adequacy to prevent ponding, and membrane flexibility at cooler temperatures.

We specify 60-mil EPDM as the default where sustained moisture exposure is expected — rubber's elastomeric properties outperform thermoplastic membranes under sustained moisture cycling. For commercial buildings where cool-roof performance and energy savings are priorities, 60-mil white TPO with heat-welded seams is the alternative. Modified bitumen two-ply systems are the specification for ecoroof waterproofing applications where overburden removal costs make seam quality even more critical.

60-mil Membrane Standard
Local rainfall and exposure loads require 60-mil, not 45-mil. We don't offer the thinner spec as a cost-down option.
Tapered Insulation for Drainage
Positive drainage specified for all commercial projects. Ponding water is the leading cause of premature membrane failure.
Preventive Maintenance Programs
Biannual inspections with written reports. Seam and penetration re-seal. Most commercial failures are at inspectable locations.
Service 03

Ecoroof
Systems

Ecoroof incentive programs vary by jurisdiction and may offer installation incentives or stormwater credits. Requirements are significant — root-resistant waterproofing, structural wet-weight loading analysis, qualified installation, and proper growing medium specification are commonly required for incentive eligibility.

Orchard Roofs is experienced with ecoroof installations. We handle waterproofing system design (root-resistant TPO or two-ply modified bitumen), drainage layer specification, structural loading documentation, and growing medium coordination. We also coordinate with local authorities on incentive and permit paperwork where applicable.

BES-Recognized Installer
Qualified to install ecoroofs eligible for Portland's BES incentive program and stormwater SDC credits.
Root-Resistant Waterproofing
Standard TPO and EPDM are not inherently root-resistant. We specify root-tested membranes for all ecoroof applications.
PE Structural Loading Review
Wet-weight loading analysis on all ecoroof projects. Required for permit and incentive eligibility — included as standard.
🌿

Portland BES Ecoroof Incentives

Installation incentive $5/sq ft
FAR bonus (central city) 3:1
SDC stormwater credit Yes

Incentive amounts depend on local program terms. Orchard Roofs handles qualification documentation where applicable.

Cedar Shake
& Specialty

Western Red Cedar shake is a premium residential roofing material — aesthetically dominant in Craftsman and Foursquare architecture. Properly maintained in the local climate, cedar can deliver 30–40 years of service. Unmaintained, it fails at 15–20 years from the bottom up, as moisture retained at the eave course promotes anaerobic decomposition hidden beneath the surface.

Our cedar shake assessments distinguish between surface weathering (cosmetic, managed with preservative treatment) and structural decomposition (replacement indicator). We use probe testing at shake butts and eave courses to determine remaining service life before recommending replacement, so you're not replacing a roof with 10–12 years of remaining life because it looks weathered from the street.

Natural slate installations include a licensed PE structural review on pre-1995 wood-frame buildings where applicable — heavy-material loading is a material risk that we document and address before installation, not an afterthought. Tile roofing carries the same standard.

Service 05

Metal Roofing

Standing seam metal is the most pragmatic choice for properties where moss burden, maintenance cost, and service life are priorities. Metal surfaces don't support biofilm growth — the same moss that colonizes asphalt and cedar cannot establish on bare metal. In heavily treed neighborhoods, this difference eliminates a biannual maintenance requirement that accumulates to $2,000–4,000 over a 20-year period.

Orchard Roofs installs Kynar 500® coated Galvalume standing seam steel and aluminum systems. The standing seam profile — concealed fasteners, thermal clip attachment, no roof-penetrating fasteners — is ideal for rainfall environments, eliminating the fastener-point leak pathways that exposed-fastener metal systems develop over time. Expected service life in these conditions: 50+ years with no scheduled maintenance beyond periodic gutter clearing.

Biannual Inspection

Spring and fall inspections with written condition report and photographs. Catches deferred maintenance issues before they become water intrusion events.

🌿
Moss Treatment

Soft-wash treatment and physical removal on 3–5 year cycle based on exposure and slope. Zinc-based inhibitor application after treatment.

🏗
Flashing & Seam Re-Seal

Chimney, skylight, and penetration flashing inspection and re-seal. Gutter-to-fascia connection check. Valley integrity assessment.

Service 06

Inspection &
Maintenance

Many common roof failures are preventable. The three most common failure modes — moss-induced shingle lift, flashing separation, and valley deterioration — are all identifiable at routine inspection before they produce interior water damage. A biannual inspection program costs a fraction of the water damage remediation that undetected failures produce.

Orchard Roofs' maintenance program clients receive written condition reports after every inspection visit documenting roof section, finding, severity, and recommended timeline for any corrective work. You'll know the current condition of your roof at all times and can plan for replacement on your schedule — not in response to an emergency.

Maintenance programs are available as annual, biannual, or on-call service arrangements. Orchard Roofs-installed roof clients receive 10% maintenance program discount.
