A residential re-roof starts with the deck — not the shingles. Sustained moisture means any deck damage, delamination, or moisture intrusion from previous leaks must be assessed and corrected before new roofing goes down. We inspect every square foot of decking during tear-off and document any replacement with photographs.
All Orchard Roofs residential projects use full tear-off, synthetic underlayment as standard, ice and water shield at eaves and valleys, and biological-growth mitigation integrated into the installation — not a post-installation add-on. Written proposal includes product data sheets for every component before you sign anything.

Commercial flat roof environments in our service area are defined by sustained wet periods rather than thermal cycling. The performance characteristics that matter most are seam durability under wetting and drying cycles, drainage adequacy to prevent ponding, and membrane flexibility at cooler temperatures.
We specify 60-mil EPDM as the default where sustained moisture exposure is expected — rubber's elastomeric properties outperform thermoplastic membranes under sustained moisture cycling. For commercial buildings where cool-roof performance and energy savings are priorities, 60-mil white TPO with heat-welded seams is the alternative. Modified bitumen two-ply systems are the specification for ecoroof waterproofing applications where overburden removal costs make seam quality even more critical.

Ecoroof incentive programs vary by jurisdiction and may offer installation incentives or stormwater credits. Requirements are significant — root-resistant waterproofing, structural wet-weight loading analysis, qualified installation, and proper growing medium specification are commonly required for incentive eligibility.
Orchard Roofs is experienced with ecoroof installations. We handle waterproofing system design (root-resistant TPO or two-ply modified bitumen), drainage layer specification, structural loading documentation, and growing medium coordination. We also coordinate with local authorities on incentive and permit paperwork where applicable.

Cedar Shake
& Specialty
Western Red Cedar shake is a premium residential roofing material — aesthetically dominant in Craftsman and Foursquare architecture. Properly maintained in the local climate, cedar can deliver 30–40 years of service. Unmaintained, it fails at 15–20 years from the bottom up, as moisture retained at the eave course promotes anaerobic decomposition hidden beneath the surface.
Our cedar shake assessments distinguish between surface weathering (cosmetic, managed with preservative treatment) and structural decomposition (replacement indicator). We use probe testing at shake butts and eave courses to determine remaining service life before recommending replacement, so you're not replacing a roof with 10–12 years of remaining life because it looks weathered from the street.
Natural slate installations include a licensed PE structural review on pre-1995 wood-frame buildings where applicable — heavy-material loading is a material risk that we document and address before installation, not an afterthought. Tile roofing carries the same standard.
Metal Roofing
Standing seam metal is the most pragmatic choice for properties where moss burden, maintenance cost, and service life are priorities. Metal surfaces don't support biofilm growth — the same moss that colonizes asphalt and cedar cannot establish on bare metal. In heavily treed neighborhoods, this difference eliminates a biannual maintenance requirement that accumulates to $2,000–4,000 over a 20-year period.
Orchard Roofs installs Kynar 500® coated Galvalume standing seam steel and aluminum systems. The standing seam profile — concealed fasteners, thermal clip attachment, no roof-penetrating fasteners — is ideal for rainfall environments, eliminating the fastener-point leak pathways that exposed-fastener metal systems develop over time. Expected service life in these conditions: 50+ years with no scheduled maintenance beyond periodic gutter clearing.

Soft-wash treatment and physical removal on 3–5 year cycle based on exposure and slope. Zinc-based inhibitor application after treatment.
