Pearl District Mixed-Use — 6,200 sq ft Ecoroof System

Five-story mixed-use building in Portland's Pearl District. Developer required BES Ecoroof qualification for FAR bonus and stormwater SDC credits. Two-ply modified bitumen root-resistant waterproofing over tapered polyiso insulation; engineered lightweight growing medium at 4-inch depth; sedge, sedum, and native grass plant palette approved by BES.

Structural PE review confirmed existing concrete deck could support wet-weight load of 55 lbs/sq ft at field capacity. BES incentive documentation processed by Orchard; client received $31,000 in installation incentives plus SDC credit of $18,400. FAR bonus enabled two additional residential units on the top floor.

Original cedar shake roof, last replaced 1988. Probe testing confirmed eave course structural decomposition; 60% of shakes showed acceptable remaining butt thickness. Full replacement with #1 Western Red Cedar 18" shakes, zinc-based ridge flashing, and 5-year moss treatment program. Seismic review completed — original foundation sill plates reinforced prior to roofing as PE-recommended precaution.

Three-building office campus, existing 45-mil mechanically attached EPDM at end of service life. Replaced with 60-mil fully adhered EPDM on all three buildings over phased 8-week schedule. Factory-tape seaming throughout. Tapered insulation redesign to eliminate four chronic ponding areas. Biannual maintenance program established at completion.

4,100 sq ft contemporary home on heavily treed lot — persistent moss problem eliminated by material transition from asphalt to metal. Kynar 500® Charcoal standing seam Galvalume steel. No exposed fasteners throughout. Client's moss treatment program cost eliminated going forward; estimated 20-year maintenance savings of $3,800 offset premium over asphalt specification.

North-facing principal slope with significant Douglas fir canopy — highest-risk moss scenario in Portland's residential stock. GAF Timberline HDZ® in Charcoal with zinc-oxide strip at ridge and zinc-based spray inhibitor integrated at installation. Biannual maintenance program included for first three years. Deck replacement at three sections where prior moss lifting had allowed persistent moisture infiltration.

Partial slate restoration on a registered historic property. 40% of original Vermont Unfading Black slates salvageable; replaced matching grade salvage slates sourced from two Vermont quarry suppliers. Licensed PE seismic review confirmed original timber framing adequate for Cascadia loading with existing slate weight. Copper flashing replacement throughout using 16 oz cold-rolled copper.

Cool-roof Energy Trust of Oregon utility incentive documentation processed by Orchard; client received $26,000 in energy efficiency incentives on top of the roofing investment.
